1. The Consultation.

Your RIS broker will advise you on preparing your business for sale. We share our knowledge of the market-place and competitive business offerings with you. We then help organize and present your business to to enhance its appeal. You will be advised of all pertinent data necessary for the sale.

2. Structure The Transaction.

Your broker will analyze your business, financial history, lease, market comparables, financial status, and industry position for the valuation. Your Realty Investment Specialist knows that price is only one factor in negotiating a sale. Through training and experience, this expert is fully qualified to lead these negotiations, offering assistance in such areas as creative financing, tax considerations, form of acquisition and many others. We then apply sophisticated valuation techniques to ensure that the business price and terms are appropriate for the current business sale market.

3. Networking.

This is probably the most important part of a successful business marketing strategy. Your RIS broker will prepare explanatory information and selectively introduce your business to other brokers in South Florida. This ensures that the right buyers will learn about your business in a structured and confidential manner.

4. The Marketing Plan.

Your Realty Investment Specialists will also develop and execute a customized marketing plan. After determining the appropriate market, your business will be selectively and discreetly advertised in specific publications or presented through other outlets as we deem necessary.

5. Documentation.

We collect all the information necessary to sell your business. In most cases, buyers do not see any of your records until you have accepted their offer with earnest money.

6. Qualified Buyers.

Realty Investment Specialists will carefully qualify prospective buyers before they have access to any information about your company. The buyer will also sign a Confidentiality Agreement. Sellers can be sure that their business will be matched up against hundreds of potential buyers for the right fit.

7. Introduction to the Realty Investment Specialists. We make a confidential introduction of your business to buyers we feel are qualified and may have an interest. Each buyer must sign a Non Disclosure Agreement promising to maintain complete confidentiality. We take precautions to prevent your employees, customers, competitors or suppliers from learning about your plans to sell. Once your business in ready to be marketed, and with your permission, its availability will be made known through the Florida Business Brokers Association (FBBA) network of affiliated offices. With the FBBA computerized system, other offices within the association will help find qualified buyers. Realty Investment Specialists' ability to utilize this network will allow for the rapid and wide penetration of the market.

8. Follow-up.

Making the decision to buy is often as hard as deciding to sell. We follow prospects and can pursue a buyer without weakening your bargaining position. If you tried to actively pursue a potential buyer on our own, the price would go down with each contact!

9. Negotiation.

We guide you through even the most complicated contract negotiations and work with other professionals to help put tax, legal and business issues in perspective. We never give up! We find solutions to even the most difficult problems when they arise!

10. The Business Profile.

To properly market your business, the Realty Investment Specialists will prepare a business profile. This is an overview which will assist buyers in understanding and evaluating your business for their investment. Included in this presentation is the history of your company, description of its facilities, basic financial information, service and product information, your reason for selling, and the firm's overall strengths. This information is treated with strict confidentiality AT ALL TIMES.

11. Buyer's Assistance.

We have found that the best way to assure a successful sale is to closely assist the buyer through every step of the buying process. We unravel the "mystery" of buying a business and make the buyer comfortable with the whole process. We prepare them to act quickly when we uncover the right opportunity. We explain the seller's needs to the buyer prior to the negotiation stage.

12. The Closing.

Realty Investment Specialists are experienced in closing transactions. Your specialist will work both with your and with the buyer's attorney, accountant, bankers and other professionals to insure a smooth transaction.

13. Transition.

Because we are an active part of the business community, we will be there long after the sale, acting as a continuous resource to you and to the new owners.

14. The Agreement.

With your understanding of the procedures involved, you and your Realty Investment Specialists will execute a letter of Authorization. This document allows Realty Investment Specialists to proceed with the sale of your business.
